Property Supervisor
$60K for perfect candidate
T/P might be Perm
Compensation:$56,000-$58,000 annually

Los Angeles area Office and Westlake Village Office

Property Supervisor to oversee a portfolio of 347 units in the Los Angeles area. Must have a significant amount of experience with Seniors/Disabled in a HUD Project Based Section 8 environment. Interested applicants should be recently COS certified and possess excellent computer, written and verbal skills and excel in the area of leadership. Must have good credit. Essential Skills and Qualifications:
Self-discipline and self-motivation
Organizational and follow-up skills
Personnel management
Financial management
Must be highly self-directed and goal and detail oriented.
Must be able to identify and function in a team atmosphere and to accept supervision constructively.
Computer experience using Microsoft Word, Excel using a PC computer. Duties Include: Daily (Regularly): Fiscal, physical and personnel supervision and operation of income property including review of periodic reports, instruction to managers and other on-site staff as necessary, appointed support staff. Communication with owners, vendors and main office staff, and routine office paperwork.
Periodically:
30-day budget and performance review/analysis of properties. Field inspection trips. Interviewing, hiring, training, supervision and termination of on-site staff and appointed support staff. Bidding out and contracting for projects. Participation in on-going development and revision of residential operations/procedures manuals. Participation in company planning and goal setting. tenant collections; Development, implementation, and monitoring of detailed marketing plans for all properties in portfolio. Enforcement of employee safety awareness program. Evaluation of potential new business for the Company, including due diligence. Continued development of computer skills. Participation in company and departmental meetings.
Occasionally:
Prepare and keep updated, neighborhood and regional market studies and information. Preparation of annual budgets, and development and implementation of marketing plan. Periodically complete interior and exterior inspections of properties. Attendance at various professional and trade association meetings and seminars. Handling emergencies. Investigation of and communication with Operations Assistant regarding employee personal injury claims and Property Administrator regarding non-employee claims.

Supervisory Responsibilities:
Train managers to supervise on-site employees. Prepare and meet exacting budgets. Contract for goods and services.
