POSITION DESCRIPTION
Position Title: Property Manager Reports To: Senior Manager or Regional Manager Division: Operations
OPENING We’re seeking an individual to join a seasoned team of dedicated professionals focused on commercial acquisition, management and leasing of value-added office and retail assets located in Wyoming, Arizona and Nevada.
The ideal candidate preferable will have a degree in business or related field and one to three years of property management experience. Should be proficient in Word and Excel. Positive attitude and dynamic personality is a plus.
BASIC FUNCTIONS The manager will assume responsibility for all phases of the property's operations including: lease and contract negotiations, marketing, supervision of all personnel, phone and resident relations, bookkeeping, 5-day notices, work orders, market surveys, after hour’s on-call for residents, supervision of tenant improvements, budget/financial reporting and administration, A/R, A/P, customer service, tenant relations, and community involvement.
Also responsible for the operational effectiveness within contractual guidelines of specific locations, ensuring profitability, fostering good client relations, and promoting a professional image and approach to the business.
RESPONSIBILITIES
1. Participates in the development of property level financial and operational goals. 2. Responsible to direct the operation of assigned locations and ensure adherence to established company policies, rules and procedures. 3. Reviews property level financial and operational results and is responsible for the operational effectiveness of assigned locations to ensure financial growth and profitability. 4. Maintains a close relationship with their clients. 5. Participates in programs to improve client and customer satisfaction. 100% of time is spent in operations. 6. Recruits, manages and reviews the performance of property level personnel and is responsible for: • planning, coordinating and scheduling property level personnel. • initiating and directing the orientation and training of new employees. • participating in efforts to improve the efficiency of employees already on duty. 7. Manages the day-to-day activities of assigned locations.
MINIMUM QUALIFICATIONS • Must be bilingual in English and Spanish. • College degree in Business or related field is preferred but not required. • 0-2 years experience in recent property management. • 2 years or more recent apartment management experience is a plus. • Strong computer skills including Word and Excel. • Ability to set priorities and meet deadlines. • Organizational and multi-tasking skills. • Strong leasing/marketing skills preferred. • Property Management Software/Yardi experience is a plus.
